Our Projects

Mayfair

This project, which is now at the completion stage, comprises the amalgamation of 2 apartments and the creation of a roof extension to provide a winter garden. Working with the talented architect James Howard, we have created a stunning living space using the highest-grade materials and meticulous workmanship while maintaining good relationships with the building's other occupants and the managing agents.

The apartments are located on the top two floors of the building. As access through the building was heavily restricted, it was necessary to transport many expensive and bulky materials via a scaffold, which we installed within a lightwell of the property.

Purley Downs

This project, which comprises 37 new residential apartments and a commercial unit of 267 sq m split between 2 blocks, is currently under construction. The structural concrete frame for the first block is complete, and the building envelope and fit-out works are underway. Piling and substructure works are done for the second block, and the structural concrete frame is underway. The site is directly adjacent to an embankment accommodating the central London to Brighton rail lines, presenting some unique problems to solve.

 

FQ Contractors are undertaking the project as a complete design and build operation and have, therefore, undertaken negotiations with Network Rail to secure the right to lower the site levels, construct a substantial new retaining wall for the railway embankment, and agree on working methods for all site operations. This process required us to enter into detailed negotiations with Network Rail’s property, technical, maintenance, legal, and surveyor teams. The design includes a specialist and innovative ventilation and heat recovery requirements, the noise generated by the railway meaning that special measures had to be put in place to ensure that all World Health Organisation standards for the accommodation are surpassed within a low energy strategy.

Limehouse

This project, completed in autumn 2023, comprised alterations to an existing Victorian Building located on Commercial Road/Head Street to create three stunning dwellings and construct a new residential block providing nine contemporary apartments fronting onto Head Street. As the site was adjacent to a school, FQ Contractors liaised with the school to minimize and eradicate any student disturbance. They managed the difficult access to the site with no issues or disruption for the residents and school.

Greenwich

The project comprised the demolition of the existing building on the site, which had previously been utilized as a bookstore, and the construction of a mixed-use part 4 and part 5 story building for a developer, with basement accommodation constructed as an RC frame, with a brick & aluminum window envelope. The basement and ground floors provide 218 sqm (GIA) of commercial housing, with nine apartments on the upper floor, comprising four single-bedroom apartments, two two-bedroom apartments, a single two-bedroom duplex, and two three-bedroom apartments.

The site required a careful construction methodology as the basement construction had to be carried out to ensure there was no threat to the stability of the adjacent building, and a very detailed construction process was required for the party wall agreement with the neighboring property owners. The project was completed to a high standard. The project was completed on time and budget on behalf of a private developer. The commercial unit now accommodates the Greenwich Cosmetic Dental Gallery, and the apartments are fully occupied.

Hackney

The project comprised the demolition of a single dwelling and the construction of a part three-story/part four-story residential development divided into two cores accommodating 21 flats, including bike stores, refuse storage, and landscaping. The building comprises a reinforced concrete frame on plies, a brick and zinc envelope, and aluminium glazing. The works were completed within a construction program of just 14 months. The site is at the rear of a Grade II* listed property. As part of the project, FQ Contractors undertook work to make the listed property safe and performed essential repairs, all of which were carried out under English Heritage requirements.

Lewisham

A new development in South East London for an independent developer consisted of demolishing the existing buildings and constructing a five-story residential building on a restricted site that backs onto a railway line. The construction required deep piling and comprised an RC frame construction. The project consists of four single-bedroom flats, twenty-two-bedroom flats, and three three-bedroom flats, together with landscaping.

Woolwich

The site, which addresses Market Street with side elevations along Bathway and Calderwood Street, comprises a former Magistrates Court. The building is Grade II listed and was designed in 1912. The work comprised a complete refurbishment of the building: The existing first floor has been removed and replaced with a more appropriate and balanced first floor.


This has created 3 flats on the new upper floor, two apartments within the existing first floor, two at the rear of the ground floor where the cells are located, and two at the front within the existing building. The refurbishment and enhancement of the existing building will help regenerate the area.
